A New Name, A New Vision
The development formerly known as Velocity has been rebranded as The Row, ushering in a bold new chapter for Southeast Austin. Located east of Austin-Bergstrom International Airport, this 314-acre mixed-use project is set to transform the area with a blend of residential, retail, and green spaces, redefining what it means to live, work, and play in Austin.
The name change reflects the project’s evolution into a thoughtfully designed district that prioritizes community, walkability, and vibrant public spaces. According to Kenley Reed, development manager for Presidium, “The Row will feature a thoughtful retail-focused district that fosters walkability and open space to build community.”
What’s Happening Now?
The Row is already making significant strides, with construction underway on its first project: a 307-unit apartment complex called Del Via, set to be completed in 2025. The next phases will introduce:
- Retail and Restaurants: Groundbreaking for a 6,250-square-foot restaurant and 22,000 square feet of retail space is scheduled for early 2025, with completion expected by early 2026.
- Mixed-Use Expansion: A subsequent phase will add 100,000 square feet of retail, an AC Hotel by Marriott, and a second multifamily project with over 300 units.
In total, The Row’s entitlements allow for 7 million square feet of development, encompassing housing, retail, office space, and more than 100 acres of green space.
